Floor Plans & 3D Images for Regular Room
Rooms included: Living Room, Dining, Den, Office, Foyer/Entry/Hall, Bedroom, Sunroom/Porch

Home Staging Consult Walk-Through
(Approximately 2-4 Hours)
With this service, we will walk through your entire home, each of us with our own clipboard, and we will take thorough notes on each room. Collectively, we will point out the Good, the Bad, and the Ugly; and assess which items to correct before your Open House. You will keep your copy for reference.
During the Walk-through, we will cover the following:

Recommended Furniture arrangement & flow

Deana-cluttering, Deana-personalizing & optimizing space in each room.

Highlighting Architectural Features while guidance forte buyer's eye to notice High-Value Assets.

Lighting, Window Treatments & Accessory arrangements

Color Advice and Emotional Connection Points in each space, so buyers will fall In Love!
If you wish to continue with my Staging Services, we will decide which option is the best for you (below) and sign the staging agreement with the deposit collected.
If you prefer to finish the staging independently, I can make a shopping list of recommendations and do the shopping for you (at an additional fee).
These would be new items that you can either rent (on a Monthly base until you house is sold) or purchase to use for the Open House & keep with you for your New Home!
Basic Staging & Mini-Makeover
(Approx.. 4 Hours in the home, With 2 Hours Planning/Prep Time)
With this staging service, you and I will roll up our sleeves, while following the detailed staging report from our walk-through. We will stage the main areas of your home.
We will cover the following:

Kitchen staging & organizational strategies

Main bathroom staged
-
Entry & main living area staged, with emotional connection points set up.

We will bring all agreed-upon rental items (or purchased items), for modernizing and setting the stage for buyers to fall in love!

A professional photographer will take pictures for you to show in your listing online and for my portfolio.

After your sale of the home and the contract is signed (closing), I will arrange to pick up all the items that you rented.
Power Staging & One Day Home-Makeover
(Approx.. 7 Hours in the home, With 3 Hours Planning/Prep Time)
This service extends our time together to include an entire day of rolling up our sleeves, following the detailed staging report, and tackling the main areas plus the master bedroom & bath, office or spare room, and any other space we can fit in.
We will cover the following:

Ultimate Full-Service Staging Weekend
(2 full days in the home, with 5 hours of planning/prep time)
This service takes all the stress out of staging and is perfect for making a great first impression of the home that is just about to go onto the market and have its 1st open house!
The design & decor team will spend two full days before your "Open House," transforming the house into a buyer's dream! My team will be working with the detailed staging report & action plan curated by Dee.
We will tackle the main living areas, kitchen/dining, plus entry/porch/back deck, master bedroom & bath, office, kids rooms, or spare room, and any other space we can fit in.
We will cover the following:

Power Rental/Shopping List
I can make a shopping list of recommendations and do the shopping for you.
These would be new items that you can either:
Rent (on a monthly basis until your house is sold) or purchase to use for the open house & keep with you for your new home!
Vacant Home Staging-Free Phone Estimate
Design & Decor can create a proposal for your vacant home to be staged prior to your listing or open house.
The proposal will have the flexibility to work within your monthly budget. We decide how rooms you would like to stage and approximately how many pieces you need for each room. This gives us the total monthly rental fee. A deposit is collected at contract signing (1st two months and removal of the items.)
